Liverpool’s cityscape is set for a major boost with developers Legacie and Nexus Residential announcing plans for a £100m mixed-use development on a former tannery site on the edge of the city centre.
The new Soapworks scheme, located at the corner of Leeds Street and Scotland Road, will bring 381 modern apartments, a gym, coffee shop, and EV charging stations to the area. Residents will also benefit from dedicated relaxation zones, creating a community-focused living environment.
Legacie’s construction arm will deliver a mix of one, two, and three-bedroom homes across several buildings. The development aims to combine modern living with amenities designed to support residents’ work–life balance.
Legacie and Nexus bring strong Liverpool credentials
Legacie has a proven track record in Liverpool, completing the £90m Parliament Square development in August, which delivered 500 apartments across four blocks in the Baltic Triangle. Its current project, One Park Lane, is transforming the historic Heap’s Mill Rice Factory into contemporary living spaces.
Nexus Residential also has a strong local presence, with the completion of One Baltic Square, a 296-apartment scheme in the Baltic Triangle, earlier this year.
Driving regeneration and jobs
John Morley, Legacie CEO, said:

The development is expected to generate more than 200 construction jobs, with additional roles in retail, leisure, and site management once complete. Off-plan sales will be managed by international agency RWinvest.

With its blend of modern homes, communal spaces, and retail facilities, Soapworks promises to be a major catalyst for investment in Liverpool’s Northern Quarter, marking another milestone in the city’s ongoing regeneration.
